Beadles Cottage

Beadles Cottage was the first property we transformed into a holiday let. Originally, it had two bedrooms with a separate living room and kitchen, a layout that didn’t flow well and limited how the space could be used. We redesigned the cottage by relocating the bathroom and kitchen, which allowed us to create an open‑plan living and dining area with the main focus on the shared living space. The whole process was such an enjoyable project for us as a family that it sparked what has now become our passion for property development and hospitality.
Beadles Cottage sits in the heart of Blairgowrie, just a two‑minute walk from the town centre. It has a warm, family feel, a private garden, and a peaceful, tucked‑away atmosphere. The cottage has three bedrooms — one king‑size, one twin, and one single — comfortably sleeping up to five guests.

Cairnwell Cottage

Cairnwell Cottage has a completely different character, with a more romantic, bothy‑like feel and a peaceful rural setting. It’s just a 10‑minute drive from Blairgowrie, sitting between Blairgowrie and Dunkeld beside Clunie Loch, making it an ideal spot for a weekend escape, a sporting break, or a base for exploring Perthshire. Although we don’t own the property, we’ve built a strong working relationship with the local landowner, and under contract we now manage Cairnwell Cottage as a charming holiday let. This arrangement provides the landowner with a consistent monthly return and the reassurance that the cottage is being professionally cared for. Being part of this project has been a real pleasure, showing how a good partnership can create something genuinely enjoyable for everyone involved. The cottage has one king‑size bedroom and a king‑size sofa bed in the living area, allowing it to sleep up to four guests.

We had such a lovely time at Cairnwell Cottage. Felt right at home and had everything we needed plus more. If you want to unplug in a cosy and private cottage then this is perfect. Such a beautiful location. Had so much fun on the tennis court and going for walks in the peaceful surroundings. Would 100% recommend!

  Fantastic location and facilities

Our family has a lovely stay over Easter. Fantastic location and facilities. Great for a morning run and a wander around the loch with the kids, amazing bird life and evidence of the local beavers.
The cottage is kitted out with everything you could want and our hosts were very helpful. Would definitely recommend.

Lovely cottage with super decor. It is also well equipped. We had great weather and was able to use the bbq. Hosts was there if you needed them and kept in touch, although for us there was no need . Definitely would recommend this cottage.

We had the most amazing time here! Our hosts went above and beyond to make our stay perfect, banners balloons a birthday cake you name it they done it! This find has been the best yet and we have had a lot, the decor is stunning, there was everything and more you needed! Fantastic location few minutes to town centre. Its a 10 🌟 from me!

We loved our stay at the cottage, Tanya was very nice and accommodating. Recently renovated the place is beautiful inside out, equipped with everything you need, plus coffee, tea and biscuits was a very nice touch. The outside area and garden are perfect to sit and enjoy a few drinks! Very quiet location, close to the village and shops was very convenient. Hopefully we will be back soon!

Tanya is a fabulous host - provides loads of local knowledge, always responsive to your requests and has thoughtfully created a ‘home away from home’ / great kitchen with all the cooking utensils you need, comfy beds and pillows and a hamper of goodies to welcome you. Would love to stay again 😊

  What more could you want!

Enjoyed a sunny weekend here with my parents, 7 month old son and our cockapoo. Parking right outside, very comfy beds and a brilliant shower - what more could you want! It is beautifully decorated and well equipped, my husband utilised the cafetiere. The fine details like Scottish fine soap in the bathroom and fresh flowers make it feel so luxurious. Easy walking distance to the town, where we took a walk along the river, visited the park and shops before indulging in a tasty ice cream. The cottage was equipped with a BBQ which we made use of on the Saturday night. As my son went to bed at 7pm we watched a film - smart TV so loads of choice. Would recommend and would return as it would be a great base to explore Dunkeld, Aberfeldy and Pitlochry.
